It is important to determine whether the land you
are buying is "Wetlands". Every lot in
Charlotte County is buildable, but the costs associated
with certain lots can be higher if it is a
Wetland. Wetlands are important to the
environment because they cleanse the water, absorbing
the bad nutrients and supplies a food source to the
natural inhabitants of Florida. If you are going to
build on a property that is Wetlands, there are fees,
called mitigation, that you pay to impact the
Wetlands. These fees can be in the thousands of
dollars depending on how much, and what type of
Wetlands you have on the lot.
One way to help determine whether a lot is a Wetland
is by finding out what the soil type of the lot
is. There are many different soil types, and each
one is either "hydric" or "non-hydric".
Hydric soils means there is a good possibility that the
land is Wetlands. If a lot consists of non-hydric
soil, there is a good possibility that the lot is not
Wetlands.
Charlotte county was soil surveyed over 50 years ago
(before the Sands was even platted). I
overlayed the information from that survey onto the
current platted Rotonda Sands area. Charlotte
county does not have the information readily available
in their GIS system like Lee county does. The
numbers 10, 27 and 53 represent soils that are hydric.
This should be used as a guide only. To determine
whether or not a lot is Wetlands, a Wetland
determination should be attained by a professional
consultant. They can usually do a determination
within a week and the cost is around $100.
